Jun 01 2012 I have OSB for the floor and first caulked all the edges to make it waterproof then put on a couple coats of primer then a couple coats of a good gloss enamel. I am using sand as well and it seems to be sealed pretty well. However the previous posting about the rubberized roof coat sounds like a really good idea.
